Realizing the shift in population and the current and future needs for housing for seniors in New York City, Hines and Welltower partnered to design a new 19-story senior living tower in New York’s Upper West Side. The Sunrise by Apsley is not only the first assisted living facility in the U.S. to achieve WELL Platinum Certification, but at 140,170 SF, it is also the largest assisted living facility in the world to achieve this distinction.

The new tower boasts 162 luxury senior living units in one and two bedroom configurations with ground floor retail space. Programming focuses specifically on providing memory care, with half of the units reserved for seniors with memory and cognitive disorders. The state-of-the-art facility also includes amenities such as a commercial kitchen, a laundry area, a bistro and dining area, an art studio, a beauty salon, a physical therapy room, outdoor terraces, and a rooftop lounge space.

AKF partnered with Hines and SLCE Architects to provide a suite of services for the new tower, including MEP / FP engineering, low voltage engineering, Energy + Performance consulting, commissioning, and lighting design services by AKF’s lighting brand Lightcraft.
