A growing student body and the demanding housing market in Boston presented Northeastern University with a student housing challenge. The University met that challenge by contracting with American Campus Communities (ACC), the nation’s largest developer, owner, and manager of high-quality student housing communities, to design LightView Apartments, a new residence hall featuring 825 beds and a range of student services and amenities. AKF provided MEP / FP and technology design services in collaboration with Cube 3 Studio for the design of this new 21-story, privately-operated facility. The approximately 0.54 acre site, a former University-owned parking area, borders Burke Street and Coventry Street with roughly 60 feet of direct frontage along Columbus Avenue.

Designed to meet LEED® for Homes Multi-family Midrise Gold Certification, sustainable design features include a high efficiency water source heat pump system with cooling tower and high efficiency condensing boilers, four rooftop energy recovery units that provide ventilation air to all spaces while capturing the waste heat of the exhaust air, low flow plumbing fixtures to conserve water, and high efficiency LED lighting throughout the building.

Vertical and horizontal distribution of MEP/FP systems was facilitated through the use of Revit software, enabling close coordination with the entire team of consultants.
