Located in the highly coveted Upper East Side of Manhattan, The Kent is a premiere condominium building that exudes luxury. Partnering with Extell Development Company, AKF provided MEP/FP engineering services for the new, 287,185 SF residential building. Highlighted by its resident-only salons, fitness center, indoor pool and sauna, interactive indoor/outdoor children’s play spaces, and exclusive “Sound Lounge” envisioned by music superstar Lenny Kravitz, The Kent has become one of the most sought-after residences in New York City.

The building footprint includes three ground floor retail spaces and the impressive lobby, with the residential and amenity spaces on floors 2-26. Larger, penthouse type apartments are located on floors 25 and 26 while the remaining floors contain seven to eight apartments per floor for a total of 100 apartments. Of the apartment units in the building, 21 are affordable units geared for households not exceeding 125% of the area median income through the NYC Housing Partnership. These affordable apartments include 5 studio units, 5 one-bedroom units, and 11 two-bedroom units.

The residential amenities are designed to utilize decentralized water cooled air conditioning units. The retail areas were not fit out during the construction but were provided with service connections for MEP services such as cooling, heating, ventilation, smoke exhaust, domestic water, and electric.
